Preparing for your appointment:
You will be directed to a signing area where you will find the following:
Documents to be signed,
Flash drive/envelope containing copies of documents for your records,
An unused pen.
Someone from our Escrow staff will be available to answer questions about the documents while maintaining CDC-recommended social distancing procedures.
Other Potential Options for Signing Appointments:
If you answer “no” to all 3 questions related to COVID-19 listed above and are in a position to proceed with a signing appointment but are not comfortable coming into our branch to sign, please reach out to the branch to discuss other potential signing options. Please note: options will vary based on location.
Remote Online Notary (RON)
We are able to offer Remote Online Notary for certain types of transactions. Inquire with your branch to see if using a Remote Online Notary is an option available for your signing.
Please talk with your escrow officer to check availability and options for mobile notaries in your area.

Our newest employee spotlight goes to our Servicing Title Officer, Isabel Villalobos!
Isabel Villalobos works for our Alliance Title Nampa, Idaho branch. Isabel’s responsibilities include: commitment distribution, servicing the file throughout the course of the transaction, recordings, policy issuance, risk assessment, and customer service. Having been with the Alliance team since 2002, Isabel is a wonderful and experienced employee to have on your transaction!
Isabel loves that her work is never boring. She explains, “I enjoy solving the puzzle, finding the answer, and thinking outside the box on how to get to the end goal – which is a successful closing and a clean final policy. I also enjoy being in an escrow office where I can participate in conversations that get us closer to a closing. It also gives me an advantage being located in an office where I’m available to my escrow team, clients, buyers, and sellers to communicate openly on their purchase or sale.”
When it comes to Alliance’s Core Values, “Accountability and Teamwork” are Isabel’s favorites. She continues, “What we do requires a very high level of accountability, and without placing accountability at the forefront, we’d experience a lot more claims and losses.”
After working hard in the office, Isabel enjoys getting lost in a good book or movie. She loves spending a good laugh with family – her two girls, one 5 year-old girlie-girl, and one 3 year-old ninja princess, keep her days busy and full of adventure.
When asked whom she admires, Isabel thinks immediately of her grandmother. Isabel explains, “I admire my Grandma Lupe, a single mother of ten. She raised her family on a minimum wage salary doing labor intensive work. She raised hardworking, intelligent, and respectful children who then raised children with those same traits. She was an immigrant who got her citizenship after 35 years. Although she never learned to read or write, she is one of the most successful women I’ve ever known.”
Isabel’s favorite quote, “Life’s a diner, you get what you order,” is something she tries to remind herself of. She illustrates, “I believe if you go in with a positive outlook, a positive outcome is what you’ll get.”

Our Whitefish branch is incredibly involved in their community. Outside of the office, Escrow Officer, Tiffany Simpach, loves to watch baseball. She’s passionate about all things kid related and believes every child deserves a happy childhood. Her goal in life is to make a difference!

Title Assistant, Brandy Woods, loves to do anything as long as it involves the great outdoors.

Our employees and customers should know that we are actively monitoring the rapidly evolving situation with the Coronavirus. We will continue to implement plans to protect the health of all of our employees and customers.
In addition to strict cleaning and hygiene protocols, we are limiting travel and participation in large group activities until further notice. We are also monitoring regulatory and health agencies to be sure that we have the most up-to-date information and encouraging the use of online and telephone communications when possible.
If it becomes necessary to close any of our offices to protect the health and safety of all, we have contingency plans in place to maintain continuity of our operations. As always, we will have all hands on deck to serve our customers during this difficult time.
We have no known cases or exposures to the Coronavirus at this time. We are monitoring the situation closely, and we will provide additional information as it becomes available.

Tiffany Kotschevar is an Administrative Assistant for the Coeur d’Alene, Idaho office. She assists managers with multiple day-to-day office duties and helps with funding’s for the Coeur d’Alene, Sandpoint, Lewiston, and Clarkston offices as well. Having been with Alliance Title for the past five years, Tiffany has been a wonderful and amazing person to have on our team!
When asked what she likes most about her job, Tiffany explains, “I wear a lot of hats in my position, and I love that every day is different. I enjoy the challenges that come my way. I love being able to help my co-workers accomplish daily goals. I come from a banking background and that aspect of my job is a lot of fun too!”
Of the Alliance Core Values, “Integrity” is Tiffany’s favorite. “Honesty and doing the right thing is very important to me. I have strong moral principles and it’s great that the company feels the same way.”
Outside of the office, Tiffany loves to spend time with her family – especially her husband and daughter. They enjoy going camping, jeeping, kayaking, snowmobiling, and doing anything outdoors.
Of whom she admires, Tiffany immediately thinks of her husband. She explains, “He is the kindest, hardest working, and most loyal person I know. He would do anything for anyone with a smile on his face no matter what. I love that my daughter has a role model like him in her life!”
Tiffany’s two favorite quotes, “Keep Calm and Carry On,” and “My main focus is to remain focused,” are mantras she tries to stick by. Tiffany continues, “I don’t let things that are out of my control bother me. I like to remain calm and focused in my life, job, and anything else that comes my way.”

Danielle Aldous is an Escrow Assistant for our Alliance Salmon, Idaho office. Danielle helps facilitates closings, as well as assists our escrow officers in the branch. Danielle enjoys her job being different every day – she explains, “No transaction is the same, so it is a constant opportunity to learn. I also really enjoy anything customer service related. Working with the public directly and face-to-face closings are my favorite!”
Of the Alliance Core Values, “Trust & Respect” are Danielle’s favorites. “It is of the utmost importance that the people of our community, our clients, and our co-workers trust us. I believe that if you can gain someone’s trust, then you can then gain their respect – and in the business world, this is the key for success.”
When she’s not working hard in the office and bringing a smile to clients’ faces, Danielle makes sure to schedule spending time outside. She explains, “I am a lover of all things outdoors and am very active. Running with my dogs, hiking with Toryn (her son) on my back, playing community softball, and working through a session of Crossfit at our amazing local gym, Lat45, are a few of my favorite things to do.”
Thinking of who she admires most, Danielle makes no hesitation when speaking of her husband. “My husband, Tyler, is my best friend and drives me absolutely crazy – he is who I admire the most. He seamlessly handles my “Type A” personality by reminding me to relax and not stress over things that are out of my control. Most of all, I have admired how easily he transitioned into becoming a dad to our sweet boy, Toryn – and we have another little boy on the way!”
Danielle’s favorite quote comes from the confident Blair Waldorf, a character from the book and series, Gossip Girl: “Here’s my advice – have a little faith, and if that doesn’t work, have a lot of mimosas.”

Our newest branch spotlight, Salmon, Idaho, sure has a lot to offer.
More than just a town near the Salmon River, Salmon is home to a history of mining, lumbering, and family ranching – as well as being the birthplace of Sacajawea, the Lemhi Shoshone Native American who met and helped the Lewis and Clark Expedition.
Being an all-season destination, Salmon has plenty of summer and winter recreational activities for you to try: from whitewater rafting, fishing, hunting, horseback riding, cross-country skiing, snowmobiling, or ice-skating, Salmon has it all!
Only a 5-minute drive from the Sacajawea Interpretive, Cultural & Educational Center, you’ll find our Alliance Title Salmon office. Between the three wonderful employees we have in the office – Title Officer and Branch Manager, Tina Dettloff; Escrow Officer Extraordinaire, Heidi Semmler; and Escrow Assistant, Danielle Aldous – their combined years of service adds up to 43 years! Our Salmon branch is the best team to serve you in Lemhi County.
Danielle explained why Alliance Title is the best choice for the town of Salmon, “Our Salmon branch has an incredible amount of combined experience that makes us extremely knowledgeable and trusted in our county. We are also one of those lucky offices that has an unbeatable dynamic. We aren’t just co-workers, but friends. This creates an office atmosphere that is friendly, welcoming, and determined to help each other succeed. We are constantly cheering each other on and pushing each other to provide the utmost service and be the BEST title and escrow company in town.”
Our Salmon team is always willing and excited to support the local community. Tina is currently the acting President of Rotary, and Heidi is also a proud member. The Rotary Club contributes to a majority of the community’s activities and fundraisers. They have also headed several of the town’s parades, given local graduates scholarships for college, and even have spent their lunches helping with highway clean up!
Danielle proudly takes charge of the ‘Closing the Hunger Gap’ campaign, and received a record amount of monetary and food donations for their local donor recipient – The Salmon School District ‘Backpack and Angel Fund Program’! The Salmon branch’s loud voice for the youth, and their overwhelming turnout this year, created a snowball effect that has prompted other local businesses to dedicate a month to raising funds and food to continue to provide for this purely local sourced program.
Outside the office, the Salmon branch is always down for some fun and adventures! Tina loves all things outdoors and spending time with her family – she has an amazing green thumb and a beautiful garden to show for it. Tina also holds the title of ‘Number One Grandma!’ – if she isn’t talking about work, she’ll be ready to discuss her sweet grandkids.
Heidi loves to spend time with her family outdoors – whether that’s through camping, jet boating, fishing, floating the river, or hunting! She is an amazing shot with both a gun and her bow, and she can out-hike her husband and son Mason (who is 16) any day!
Danielle – who is a soon-to-be mother of two in June 2020 – is always excited to run the trails with her dogs, or complete a Crossfit training with her husband. She also participates on the community bowling and softball teams! If you can’t find Danielle on the trails or on her teams, you can find her chasing their one and a half year old son, Toryn, who is thrilled to become a big brother.
The Salmon team is genuine about their love for the Salmon community and Lemhi County. They explain, “Salmon is a tiny town, and the majority of our customers are not just random people off of the street; they are family members, neighbors, and friends. When they choose to trust us with their business, it means they not only support Alliance Title, but they support and trust us as individuals. It’s not just business here, it’s personal – and that means the world to us!”

She helps facilitate real estate closings – her goal is to make the process as accurate, efficient, and as stress free as possible.
Dennise explains, “I love what I do and the wonderful friendships I’ve formed over the years with my clients, my co-workers, realtors, and lending partners. It’s wonderful being part of the Alliance team – they feel more like family than co-workers, and they make coming to work every day a joy.”

Dennise’s family is something she holds near and dear – and her mother is someone she admires the most. Dennise explains, “My mom raised my sister and me on her own through difficult and often uncertain circumstances with dignity, courage, strength, and abundant faith. She taught us to be independent, faithful, strong, confident women; and now she’s a wonderful blessing and role model for her grandchildren. I’m very blessed to have her in my life.”
