In an article posted by the Ada County Association of Realtors (ACAR), the housing marketing conditions in Ada County, Idaho show promise as the area expands upon the momentum of the recovery process. Based on statistical data, the area’s sales increased in February 2012 by 13.4% over a year ago and 14% over January 2012 sales.
Strong sales are having a big impact on the amount of active inventory in the market. As ACAR points out, “In Ada County we have 4.4 months of inventory on hand.” The current amount of active inventory is well below the national average.
Due to the success of housing sales, in combination with the low amount of inventory on the market, ACAR anticipates that when shadow inventory consisting of REO properties become active on the market, Ada County will be in a strong position “to withstand the impact.” http://bit.ly/yMpjSx
