Helping Our Communities

With COVID-19 bringing uncertain times for many, Alliance Title & Escrow, under the parent company of Futura Title & Escrow Corp., made sizeable donations to various local charities in the communities they live and work in. Futura Title’s brands donated a total of $67,400 (equivalent to $100 per company employee) to various charities across the Pacific Northwest. 

Alliance Title’s branches donated to the charities that were close to their hearts and who continuously aid in their communities.

With all of the branches throughout Idaho donating to their charities, Alliance Title was able to contribute a grand total of $26,400!

Employee Spotlight – Suzanne Jellison

We have a new employee spotlight! Give a cheer for Suzanne Jellison!

Suzanne Jellison is a Title Officer for our Flathead County offices in Montana: Kalispell and Whitefish. Before becoming a Title Officer, she was an Escrow Officer for seven years – confirming that she is an incredibly experienced employee to have on our team! Alliance Title has been lucky enough to have had Suzanne on our team since 1984.

Of the Alliance Core Values, “Accountability” is Suzanne’s favorite. She explains, “I believe accountability is important not only in the work environment, but also in my personal life. It challenges me and pushes me to be the best person I can be.”

Suzanne loves the variety of her work and how each file is different – “All these years later, and I still run into situations that I have never seen before. I’m always learning something new. It’s almost like being a private eye.”

When she’s away from the office, Suzanne enjoys relaxing at home or taking leisurely strolls with her dogs. You can also find her spending time in the great outdoors and visiting the local national parks.

Suzanne’s favorite quote, “The secret to getting ahead is getting started,” by Mark Twain, is something she tries to live her life by.

Give a round of applause for our newest employee spotlight, Andy Hansen!

Andy Hansen is an Escrow Assistant for our Alliance Title Rexburg, Idaho branch. Andy works with the escrow team to provide the best service possible for their customers. Having been with Alliance Title for the past four years, Andy is a wonderful assistant to have on our team.  Andy loves the work atmosphere, helping clients with their real estate needs, and of course, working with the amazing Rexburg team.

Of the Alliance Core Values, “Teamwork,” is Andy’s favorite. She explains, “This job requires a team approach to be able to get the most productive and best outcome. Learning from others and with others is a great benefit to all.”

Outside of the office, Andy enjoys spending time with her family. When asked whom she admires, Andy thinks of her daughter, Jaycee. She continues, “She has been a shining light to me and the rest of my family no matter what the situation. She is determined, a hard worker, and extremely kind. She always lends a hug or a helping hand.”

Andy’s favorite quote, “In the end, only three things matter: how much you loved, how gently you lived, and how gracefully you let go of things not meant for you,” is a mantra she tries to live her life by.

Meet Our CW Moore Boise, ID Branch

Located in downtown Boise, Idaho, you’ll find our Commercial and Residential Services team! Our Alliance Title branch has been a tenant of the CW Moore Plaza Building since 1998.

With a penthouse and patio terrace that hosts events throughout the year, and a rooftop café open for daily dining, the plaza is definitely a destination building to visit in downtown Boise.

Boise is the county seat of Ada County and is the capital and most populous city of Idaho. The Boise-Nampa area is also known as the Treasure Valley, which includes five counties.

Thriving with an entertaining city life, Boise is home to many restaurants and bars, and even has a pedestrian zone on 8th street. Boise also has a vibrant Basque culture – with a Basque Block that contains food, nightlife, and festivals during the summer to celebrate one of the largest Basque communities in the United States.

Our downtown CW Moore Alliance office is only a 10-minute walk from the Idaho State Capitol Building – and it’s here where you’ll find our amazing team!

Vice President and Branch Manager, Nick Schug, explains what he believes makes his team stand out from the competition: “The staff’s expertise from years of experience and willingness to go the extra mile to help our customers is what sets us apart. The downtown Boise office is always looking for ways to be active within the community. They’ve participated in Closing the Hunger Gap (a yearly companywide food-drive), Light the Night Walk Leukemia and Lymphoma Society, and Parade of Homes.

Outside of work, the team has a variety of hobbies and passions. From piloting, to snowboarding, skiing, mountain biking, gardening, scrapbooking, golfing, and playing music – this team is always ready for an adventure!

As far as any noteworthy news that the team wants to share, Nick Schug explains, “We’ve adapted to the COVID-19 pandemic and have remained safely open and upbeat as we deal with this unprecedented situation.”

Deb Drake works for our Alliance Title Twin Falls, Idaho branch. Having been with Alliance Title for 10 years, Deb loves the challenge and the uniqueness of each transaction, as well as helping clients reach their real estate goals.

Of the Alliance Core Values, “Service” is Deb’s favorite. Deb explains, “I believe that service to our customers is our most important core value. Without customers, we have nothing.”

Outside of the office, Deb loves to spend time with her children and grandchildren – particularly, they love to spend time camping and being in the great outdoors!

When asked whom she admires, Deb makes no hesitation thinking of her mother. Deb continues, “I admire my mother the most out of anyone on the planet. She is always upbeat and positive and has only good things to say about everyone. She is fiercely loyal to her family and is always there for anyone in need. She is my hero!”

Alliance Title COVID 19 Signing Procedures

We remain committed to providing a consistent level of service while supporting the health and safety of our customers and employees. 

For our clients:

If you answer “yes” to any of the 3 questions below, then the signing appointment will need to be postponed until appropriate quarantine timeframes have been met, or another means of signing is established.

  1. Have you or household family members returned from international travel within the last 14 days or from an area identified as a “hot spot” within the USA?
  2. Have you or household family members had close contact with or cared for someone diagnosed with COVID-19 within the last 14 days?
  3. Have you or household family members experienced any cold or flu-like symptoms in the last 14 days (fever, cough, sore throat, respiratory illness, difficulty breathing)?

If you answer “no” to all 3 questions, then we can proceed with a signing appointment. To comply with safety recommendations, along with any state requirements relating to the COVID-19 virus pandemic, we must enforce social distancing policies for all signing appointments, until further notice.

In-Branch Signing Procedures (by appointment only):

Please take a moment to review our COVID-19 ‘by appointment only’ In-Branch Signing Procedures, which will allow us to continue to provide closings in a safe manner for our staff and clients while being in compliance with current social distancing requirements. 

Preparing for your appointment:

  1. Bring a photocopy or email photo of the front and back of your identification card
  2. A new pen will be provided for you.
  3. Have a cell phone with you and make sure your Escrow Officer knows the number.
  4. Only those individuals required to sign documents will be allowed at the appointment.

Signing-appointment procedure:

  1. When you arrive, remain in your vehicle and call us to check in.  The check in phone number will be provided prior to arrival.
  2. When your signing area is sanitized and available, we will call or text you and meet you at the door to verify your identity

You will be directed to a signing area where you will find the following:
Documents to be signed,
Flash drive/envelope containing copies of documents for your records,
An unused pen.

Someone from our Escrow staff will be available to answer questions about the documents while maintaining CDC-recommended social distancing procedures.

Other Potential Options for Signing Appointments:

If you answer “no” to all 3 questions related to COVID-19 listed above and are in a position to proceed with a signing appointment but are not comfortable coming into our branch to sign, please reach out to the branch to discuss other potential signing options.  Please note: options will vary based on location.

Remote Online Notary (RON)

We are able to offer Remote Online Notary for certain types of transactions.  Inquire with your branch to see if using a Remote Online Notary is an option available for your signing. 

Mobile Notary

Please talk with your escrow officer to check availability and options for mobile notaries in your area.

We are continuously monitoring the COVID-19 situation and taking guidance from the CDC and local authorities to respond to the rapidly changing situation. To ensure we are doing all we can to slow the spread of COVID-19 and keep our employees, clients, and communities healthy, we have taken proactive steps to continue to provide services to our clients either by working remotely or from within our offices.

For our clients
Guidelines consider title and escrow services to be an essential business service, so we will continue to be open; however, our offices are now operating on a by appointment only basis and are closed to the public until further notice.

If necessary to schedule an in-person signing appointment, we ask that you consider the following questions.  If you are able to answer “yes” to any of these questions, please contact your escrow officer to explore potential options for signing, or possible postponement.

When coming to our office for an in-person signing appointment, we ask that you limit attendance at closings to those individuals who are required to sign. Please note that the signing appointment will have social distancing safety first protocols in place. Please discuss these protocols with your local branch in preparation for your signing. 

Sharing advice to stay healthy
We are reminding everyone to follow guidance from public health authorities. If you’re sick, stay home and away from others.  Wash your hands frequently, and cover your cough or sneeze. For more information, visit the CDC or World Health Organization websites.

Employee Spotlight – Isabel Villalobos

Our newest employee spotlight goes to our Servicing Title Officer, Isabel Villalobos!

Isabel Villalobos works for our Alliance Title Nampa, Idaho branch. Isabel’s responsibilities include: commitment distribution, servicing the file throughout the course of the transaction, recordings, policy issuance, risk assessment, and customer service. Having been with the Alliance team since 2002, Isabel is a wonderful and experienced employee to have on your transaction!

Isabel loves that her work is never boring. She explains, “I enjoy solving the puzzle, finding the answer, and thinking outside the box on how to get to the end goal – which is a successful closing and a clean final policy. I also enjoy being in an escrow office where I can participate in conversations that get us closer to a closing. It also gives me an advantage being located in an office where I’m available to my escrow team, clients, buyers, and sellers to communicate openly on their purchase or sale.”

When it comes to Alliance’s Core Values, “Accountability and Teamwork” are Isabel’s favorites. She continues, “What we do requires a very high level of accountability, and without placing accountability at the forefront, we’d experience a lot more claims and losses.”

After working hard in the office, Isabel enjoys getting lost in a good book or movie. She loves spending a good laugh with family – her two girls, one 5 year-old girlie-girl, and one 3 year-old ninja princess, keep her days busy and full of adventure.

When asked whom she admires, Isabel thinks immediately of her grandmother. Isabel explains, “I admire my Grandma Lupe, a single mother of ten. She raised her family on a minimum wage salary doing labor intensive work. She raised hardworking, intelligent, and respectful children who then raised children with those same traits. She was an immigrant who got her citizenship after 35 years. Although she never learned to read or write, she is one of the most successful women I’ve ever known.”

Isabel’s favorite quote, “Life’s a diner, you get what you order,” is something she tries to remind herself of. She illustrates, “I believe if you go in with a positive outlook, a positive outcome is what you’ll get.”

Located in Flathead County and named one of the “Top 25 Ski Towns in the World” by National Geographic, Whitefish, Montana is a picturesque mountain-resort town filled with year-round attractions and activities.

Whitefish is located near Whitefish Lake and is the home to Whitefish Mountain Resort. With plenty of shops, unique coffee shops, restaurants, and activities like skiing, snowboarding, hiking, biking, boating, and live-professional theater, Whitefish is the ultimate destination.   

Only a 12-minute drive from Whitefish Lake, you’ll find our Alliance Title Whitefish team! With over 55 years of combined title and escrow experience, our Whitefish team is ready to serve you!

Our Whitefish branch is incredibly involved in their community. They’ve volunteered and helped with fundraisers for Kalispell Youth Baseball, Biz to Biz, Montana Children’s Hospital, Kalispell Cancer Support Community, and several fundraisers for local children that have battled illnesses or serious injuries. They’ve also volunteered at Octoberfest, as well as participated in the companywide food drive, “Closing the Hunger Gap.”

Outside of the office, Escrow Officer, Tiffany Simpach, loves to watch baseball. She’s passionate about all things kid related and believes every child deserves a happy childhood. Her goal in life is to make a difference!

Title Assistant, Brandy Woods, loves to do anything as long as it involves the great outdoors.

As a group, the Whitefish team vows to sample beverages at every local brewery and distillery the county has to offer – and there are quite a few! If you’re not in the market to purchase a home yet, you might just find them at a local spot.

Senior Vice President and Area Manager, Jack Wheir, believes that the team’s “attention to detail and outstanding customer service sets them apart from the competition. They strive to be active members of the community, while still providing excellent customer service.”
